Job Description Responsibilities: Supervise one or more Assistant Communitymanager and Maintenance Groundskeeper Maintains a working partnership with localcommunity groups including government officials, law enforcement and firesafety professionals Collect rent, security deposits, makes bankdeposits and verify resident income Ensure timely and accurate re-certifications, both interim and annual Manage delinquent accounts, resident receivablesand petty cash Assist Property Manager with the completion ofmonthly variance budget reports, annual budget preparation and monitor fiscalstatus of the property Obtain all required program certifications andstay current with compliance and regulatory requirements (eg Fair Housing, HUD, TCAC, COS) and ensure property and staffare in total compliance Complete annual and interim re- certificationsaccurately and on schedule Assist with completion of MOR/TCAC reviews Maintain property files in accordance withregulatory guidelines and in accordance with Mid Pen policies and procedures,e.g. Waiting Lists and software data files Establish, execute and monitor a preventativemaintenance schedule for each property in liaison with Facilities Coordinator Coordinate periodic interior and exteriorinspections with Preventive Maintenance Lead and maintain property filesaccordingly Conduct daily inspection walk through propertyto identify maintenance issues in need of correction Initiate maintenance work orders and monitorrepair status toward completion Ensure turnover of vacant units in 3-6 days Maintain curb appeal and achieve satisfactoryperformance on grade form Keep property in compliance with fire and safetycodes, hazardous materials regulations and OSHA Ensure emergency preparedness procedures are inplace and communicated to residents in case of natural disaster or fire Complete incident reports within 24 hours ofincident and send documentation to Human Resources Complete employee accident reports Conduct buildingsite, policies and procedures orientation for all new tenants Process evictions in compliance with regulatoryguidelines, court orders and/or upon direction by Property Manager Participate in staff hiring decisions and conductsite operations orientation for newemployees Conduct performance reviews according to MidPen policy; meet with staff monthly to provide performance feedback Market units in accordance with approvedmarketing plan Performs other duties as requested Qualifications: Associate degree, certificate of completion froma trade school and including one or more years of related experience and/ortraining or equivalent combination of education and experience. Tax Credit Specialist or Certified OccupancySpecialist certified or ability to become certified within 6 months ofemployment at company expense Three or more years of multi-family residential managementexperience – minimum two years Affordable Housing experience One (1) year supervisory experience Current knowledge of Fair Housing laws; requiredto pass FHA test within first 60 days Demonstrated competence with Microsoft Word,Excel, Outlook and such property management software as MRI, Yardi or Boston Post Ability to pass basic business math test withpassing score of 75%, eg add, subtract, multiply, divide, calculatepercentages, etc. Ability to read and interpret documents such assafety rules, operating and maintenance instructions and procedure manuals Ability to write business professional reportsand correspondence, eg letters to tenants. Ability to take direction and follow through toachieve measurable results Must possess a valid California Driver’sLicense, auto insurance and reliable transportation Commitment to the Mission and Values of MidPen Servicesand MidPen Housing.
