Position Title: Property Manager
(aka Commercial Regional Property Manager, Asset Manager, Commercial Property Manger)
Location: San Ramon California (properties throughout Contra Costa County and other bay area cities)
Position Type: Full Time 40 + hours per week
Compensation: SEE BELOW (depending on experience) plus incentive bonus plan. Kaiser Medical Benefits (as made available to all full time staff)
Vacation accrual and paid holidays.

We are seeking a Real Estate Portfolio Manager to become a part of our team You will help plan and facilitate all real estate activities and transactions.
Under the direction of the Vice President: Manages a number of office, retail, and commercial:industrial properties for clients by performing the following duties personally or through subordinates and vendors. (Up to 25:/+ properties and up to 225+/: tenants)
Responsible for the overall operation of each commercial property and is the primary contact to Lessees and Property Owners
Prepares lease agreement drafts for new leases.
Corresponds in written form with all lessees.
Enforces all property rules and lease terms.
Professionally manages each lease in the portfolio
24:hour emergency contact for all assigned
Prepares annual operational budget
Prepares Common Area Maintenance (aka CAM) Budgets as needed.
Make recommendation on capital improvements to each building to maintain the asset and improve NOI (i.e.: painting, new roofs, landscape improvements, paving and sealing)
Obtains proposals to perform capital improvements for each property
Perform weekly inspections of properties. Noting any safety and maintenance issues and then arranging for prompt repair.
Reviews monthly financial statements and prepares monthly written report for each owner
Prepares quarterly property condition report, and forward to VP and owners for review.
Attends and reports weekly property leasing activity, lease expirations, work in progress, collections, property condition, and market condition to upper management.
:Investigate and resolve Lessee complaints
:Ability to negotiate a lease is a plus
:Ability to read and /or create a market survey of lease rates for competing properties
:Other duties may be assigned.
College degree (B. A. or B. S.) or equivalent; or two to four years related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, Registrations: California Real Estate Agent License, CPM, CCIM are all a plus.
Physical Demands: The employee must be able to perform weekly property inspections, occasionally lift, and/or move up to 25 pounds.
Ability to climb a ladder and to perform roof inspections on commercial buildings
:A valid drivers license and a reliable form of transportation
:Professional telephone skills.
:Each candidate will have a complete background check, including credit, criminal, eviction history, DMV, and a drug test.
:Demonstrated knowledge with the following software:
:Yardi Voyager
:AIR Forms
:Microsoft Excel
:Microsoft Office programs such as Word and Outlook.
