Job Description Seeking a motivated individual or couple responsible friendly and experienced for the Resident Manager Maintenance positions at a unit townhome property in Hayward CA Hands on maintenance experience REQUIRED plumbing electrical experience required Compensation Competitive salary or hourly rate plus commission and discounted housing Residence The Manager s unit was recently renovated It is a story bed bath TOWNHOUSE with an attached OFFICE that is furnished and equipped with a desk phone fax and computer There is a back PATIO with access to a larger maintenance area and shed The property consists of recently renovated interior exterior units centrally located in Hayward off I Overview Growing property management company seeking dedicated hard working and honest Resident Manager Maintenance team members The roles require experience in property management and hands on experience doing maintenance repairs plumbing minor electrical and turnovers including some kitchen bath renovations The management aspect of the job involves leasing collections reporting and acting as point of contact for vendors and residents throughout the day The maintenance aspect of the job includes maintaining both the interior and exterior of the property Most maintenance work can be handled in the mornings or later afternoons for a person who has another job The positions oversee the main property units a smaller property block away units and occasional requests from a unit property in Oakland This job demands hours a week total across management and maintenance and can be shared between two people Further description of duties is provided below There may be an opportunity to earn additional compensation for maintenance repair outside normal scope of work ie participating in major turnover at subject or other properties Approximately Hours of Management Duties which may include but are not limited to o Enforce House Rules and Regulations daily o Marketing showing leasing and maintaining a full occupancy o Collect rent and make bank deposits o Fill out and post Notices o Walk property daily and clean up dumpster area common areas laundry room o Resolve any complaints of tenants and conflict resolutions o Perform Move in Move out during turnovers o Coordinate move ins move outs Present leases at signing o Enforce rules and regulations and respond to any disturbances o Provide customer service to residents and non residents and return calls in a timely manner o Report to Property Management Company o Handle emergencies after normal hours Approximately Hours of Maintenance Duties which may include but are not limited to o Facilitate emergency maintenance calls and resident lockouts o Ensure apartments are in move in ready condition with cleaning maintenance repairs etc o Able to handle maintenance issues A MUST o Handle emergencies after normal hours o Maintain the general premises in a clean orderly and safe condition o Capacity to lift up to lbs o Able to complete plumbing and minor electrical jobs Skills Abilities Required o Great communication and organizational skills o Bi Lingual in both English and Spanish o Computer knowledge MS Word Excel Email Appfolio is a PLUS o Willingness and competency to learn property management software o Previous Resident Manager experience is a MUST o Valid CA driver s license safe driving record good credit history references o Able to pass Credit Eviction and Criminal background screening o Minimum years experience as an apartment manager o Experience dealing with challenged tenants o Knowledge of California landlord tenant laws Fair Housing laws o Minimum years in maintenance and repair experience handyman experience is a plus o Sense of duty and integrity Positive attitude and reliable o Experience in both soldering supply line and snaking waste pipes is a must o Basic knowledge of building maintenance and upkeep o Able to handle tenants complaints and solve problems not just telling the owners the problems Training Training will be provided Manager s must be willing to drive up to approximately one hour for training sessions which may be held at another property Manager s may be asked to take on additional responsibilities at other properties in the area Gas will be reimbursed for training and off site work A review will be held after days Company Description Local Expertise Professional Results Tortoise Community Management was created to deliver value add properties provide the highest levels of service and satisfaction and foster communities that our residents are proud to call home You can trust our friendly team members to maintain your apartment and the common grounds respond in a timely manner to your requests and treat you with courtesy and respect
