Job Description
Seeking an experienced, motivated, responsible and friendly Resident Manager for a medium:sized property in Hayward, CA.
Must speak Spanish.
This is a part:time position : estimated 20 hours a week. Competitive hourly rate (commensurate with experience), bonuses tied to property performance, and discounted rent (company pays 1/3 rent).
Residence: The Managers unit was recently renovated. It is a 2 story, 2 bed, 1 bath TOWNHOUSE with an attached OFFICE that is furnished and equipped with a desk phone, fax, and computer. There is a back PATIO with access to a larger maintenance area and shed. The property consists of 48 recently renovated
(interior/exterior) units, centrally located in Hayward, off I:880, and another 8 units down the block at a sister property.
This job involves leasing, collections, reporting and acting as point of contact for vendors and residents. The manager will have set office hours and will be expected to be onsite during those hours (i.e. 9am:1pm, daily) and available by phone and for special appointments at other times.
This job demands approximately 20 hours a week. There may be some weeks that require more hours, depending on vacancies, property needs, etc.
* Enforce House Rules and Regulations daily
* Marketing, showing, leasing and maintaining a full occupancy.
* Collect rent and make bank deposits.
* Fill out and post Notices.
* Walk property daily and clean up dumpster area, common areas, laundry room
* Resolve any complaints of tenants and conflict resolutions
* Perform Move:in/Move:out during turnovers
* Coordinate move:ins/move:outs. Present leases at signing.
* Enforce rules and regulations and respond to any disturbances
* Provide customer service to residents and non:residents and return calls in a timely manner
* Report to Property Management Company
* Handle emergencies after normal hours
Skills and Abilities Required:
* Great communication and organizational skills
* Bi:Lingual in both English and Spanish
* Computer knowledge: MS Word, Excel, Email. Appfolio is a PLUS
* Willingness and competency to learn property management software
* Previous Resident Manager experience is a MUST
* Valid CA drivers license and safe driving record, good credit history and references
* Able to pass Credit, Eviction and Criminal background screening
* Minimum 2 years experience as an apartment manager
* Experience dealing with challenged tenants
* Knowledge of California landlord/tenant laws, Fair Housing laws
*Sense of duty and integrity. Positive attitude and reliable.
* Able to handle tenants complaints and solve problems (not just telling the owners the problems)
Training will be provided. Manager(s) must be willing to drive up to approximately one hour for training sessions which may be held at another property. Manager(s) may be asked to take on additional responsibilities at other properties in the area. Gas will be reimbursed for training and off:site work.
A review will be held after 90 days.
